Previously, early this 2023 MC CAPITAL Properties put down our first list of Estates in Owerri and ranked the first 5 Estates, a few real-estate companies copied our lists and posted on their blogs. Well, we updated the list few months later after doing some more drive around and evaluation and now we bring you this updated list which will still be updated as more estates live to the quality and standard we use as rating.
Well so, Owerri have a really good Number of Estates both those with and without names. Owerri also has some Estates that are strictly Residential and some that are mixed use both Residential and Commercial. So, estates in Owerri are diversified.
Today MC CAPITAL Properties will list the Estates in Owerri and where they are located at and give you a price range of properties in few of them. But firstly, let us have a brief on Owerri.

Some usually ask the Question, Is Owerri a Good Place to live? and the answer is, Yes Owerri is a very good place to live.
Aside being called the Eastern Heartland, Owerri is also referred to as the ENJOYMENT CITY (NGWORI CITY) and Entertainment Capital of Nigeria due to how beautiful it looks and its high standard beautiful luxury hotels, classy local Bars, Expensive Restaurants, casinos, clubs, expensive lounges, night lifestyle, and amazing relaxation centers.

Civic Center Estate located in New Owerri Imo State is a low-key Estate you might drive pass daily but might never notice it. And even if you do, you won’t take it seriously because it just looks common in the front.
Civic Center Estate Owerri is the Ikoyi of Imo State.
Chilling at a corner of New Owerri this estate offers the most expensive houses in South-East and is arguably the most expensive Estate in South-Eastern region and one of the top 5 most expensive in Nigeria.
It is a very beautiful with good access roads, beautiful greens and trees, well designed estate with SUPPER MASSIVE PLOTS of up to 1,800 to 2,000 square meter and you can only build one residential building on your plot.
Not to speak much about the estate we will move to the next while this stands at No 1.

2) Udenwa Estate Owerri: (Nekede Garden Estate)
Our number 2 on the list is Achike Udenwa Estate New Owerri also known as NEKEDE GARDEN ESTATE Owerri. Udennwa Estate is located at New Owerri Imo State and you can access it from House of Assembly Road Owerri down to Everyday Suppermarket New Owerri down pass Old English Restaurant Owerri and then to your right towards Saga Suites, there you will find the Estate.
How it started: Udenwa Estate which started as just a few numbers of Govt Allocated land owners within a Govt Surveyed and Allocated area just decided to start caring for their safety and began installing Estate gates around and shut off every other gated access to make a single gated community.
This community created an Estate resident’s association which began to expand as other land owners who saw the future picked keen interest and started to key into the arrangement and the Estate began to extend its Gates to include those who keyed into the community, so with that it turned to be a proper Estate community. Our number 3 on the list is Graceland Estate Owerri Imo State is located at Irete off Onisha Road,

Arugo Garden Estate is Owerri also located at Irete is one of the beautiful well established 90% occupied Estate in Owerri Imo State. It is strictly residential Estate with top shop leveled up people living in it. Gated with security, paved roads, beautiful lay-out with designated buildings such as;

Our number 5 on the list is Hilltop Estate Owerri, It is a very secured Estate which also made it as the Number 5 in our list of the Top 10 Most Expensive Estates in Owerri.
Hilltop Estate is Located at Irete off Owerri-Onisha Road and is Ideal place for those who shuttle between Owerri and Onisha.
Located about 4-kilometer drive from Control Roundabout on a street known as DSS road. Hilltop Estate is gated with extremely tight security at the gate which is managed by security operatives.
the Estate roads are actually not tared nor paved but we hope it will be done soon.

Our number 6 on the list is Royal Gardens Estate New Owerri also known as AREA UA Owerri, again a luxurious Estate which made it to the Number 6 in our list of the Top 10 Most Expensive Estates in Owerri. 
Royal Garden Estate is Located also at New Owerri. a gated Estate with good security but the roads are not so fantastic as they are not yet tared at the moment, but it hasn’t stop them from building MEGA LUXURY Houses in the Estate as that is the standard they have all over as you can see in this photo. This Estate is a really expensive Estate and you will find more of fully detached duplex and s few block of flats,
I believe the estate roads will be done anytime soon and I will update you about it.

7) Heartland Estate Owerri.
Our number 7 on the list is Heartland Estate Owerri, Imo State

Predominantly a Bungalow only Estate Heartland is a well arranged and designed Estate which unfortunately did NOT make it to our list of the Top 10 Most Expensive Estates in Owerri.
Heartland Estate is Located a little further from town off Port-Harcourt Road after the New Owerri before Redemption Estate, in an area between Avu and Obinze in Owerri West. you can find it
Heartland Estate sits about Ideal place for people who wish to live a bit away from the busy town or those who shuttle between Owerri and Port-Harcourt.
Located directly off Port-Harcourt road about 8 kilometers from Control Roundabout, it enjoys a decent setback away from the Port-Harcourt Expressway.
Heartland Estate is gated and also with good security, the roads are tared roads all round with good Estate plan, well-ventilated area due to the bungalow development.

8) Iwuanyawu Estate Owerri.
Iwuanyawu Estate Owerri is located in Owerri West off Port-Harcourt Road before you get to Heartland Estate, 7 kilometers from Control Roundabout.
The Estate is a massive Estate with few developed Structures and more developing butr this doesn’t shake the price of the properties there as they are pretty high; it has very few completed houses that have occupants and has more underdeveloped plots and some huge uncompleted buildings as of 2023 of this article.
The amazing thing about this estate is the plot sizes which are really massive ranging from 700sqm to and unbelievable 1,200 square meter in size. The layout is great with spacious driveways around the estate.
The roads are not good as of 2023 of these write-ups and we hope soon the Owners of the many bushy plots will come and develop them or give MC Capital Properties to help them develop or to help them to sell them to those looking to buy Plots to start there building projects in Owerri Imo State.

The Estate is located off Port-Harcourt Road and is close to Heartland Housing Estate.
My best part of this Estate is that it is strictly residential estate meaning there is npo room for Hotels, Schools, Churches inside this mini estate.
Gold Palm Estate Owerri offers sizable plots of 600-700sqm for duplex and 450-500sqm for Bungalows.
Similar to Graceland Estate Owerri, Gold Palm Estate offers you there specific building plan design as the buildings in the estate are planned to be prototype lookalike buildings.
is also an Estate with designated specific area for Duplexes and Bungalows separate from each other, the difference is, here you can build to your taste any kind of structure you desire (in line with the estate building design) so long as it is either a Detached Duplex or a Detached Bungalow. Gold Palm Estate has few residents who have built their houses and moved in regardless of its state.

The Estate is well built up with modern structures, mixed with residential and a few hotels, schools and churches but still has a not yet fantastic roads as of this 2023 of this article. we hope Landlords in Owerri will learn to come together and fix their Estate roads and understand it will give great value to their properties.

Royal Estate Owerri (FYI: This is not Royal Garden Estate Owerri) is a well set not so big Estate in New Owerri towards Jamb Office Owerri along Saga Suites road Owerri, it is well built-up with Estate gate security and the roads are well tared.
It’s a mixed of residential and commercial Developments as you will find a massive Hospital and a Hotel within the Estate. it is a calm, mini and serene place where you can build your choice of residential duplex or blocks of flats or commercial property.

14) Federal Housing Estate Egbada Owerri. (Egbada Housing Estate Owerri)
Egbada Housing Estate Owerri is Located about 6 kilometers from Control Roundabout it sits off Owerri-Onisha and also about 8 kilometers from Orlu Road after Federal Medical Center Owerri aka FMC Owerri.
Not far from Graceland Estate Owerri is Federal Housing Estate Egbada which is a pretty old Estate with more of old massive houses than the new ones.
The Estate is also gated with security that observes visitors. the Estate recently became a mix of Residential and Commercial Estate as you will find Schools, Shops and Hospitals amongst all in there. the roads are with old broken tarred and are pretty bumpy though we hope they fix it some day as it enjoys a very serene part of town easily accessible to Town via Onisha road or Orlu Road.

Though you can hardly find a land to buy in Federal Housing Estate Egbada as what you can get like many do is buy old really old buildings and pull them down to build yours.
15) Federal Housing Estate Extension Egbada & Egbada Housing Estate Extension Owerri or Doveland Estate Owerri.
This Two Estates share a common fence but separate gate access. One is recently being called DOVELAND ESTATE Owerri.
The two Estates are simply (as their names describe the) an Extension of Federal Housing Estate Egbada, with the 3 in close proximity they share the same similarities except that the Extensions have more modern buildings and is on the opposite side of the road from the above old Estate.
In these two you can find plots of land for sale and also new modern buildings for sale.
16) The Royal Spring Palm Estate Owerri.
Royal Spring Estate Owerri was one of finest most structured, most laid-out, most arranged Estates in Owerri which is located around an area known as AKACHI off Naze Road towards Owerri-Aba Road. Desire Homes Estate Owerri is a pretty mini Estate located within New Owerri off Port-Harcourt road after Imo Secretariat.
4 & 5 Bedroom Duplex For Sale in Desire Homes Estate Owerri Imo State.
It is an small Estate of about 30 buildings comprising of 5 Bedrooms Fully-detached and 4 Bedrooms Semi-detached houses in a mini Gated Serviced Estate with good roads and easy access to PH Express and town.
The houses for sale in Desire Homes Estate Owerri where selling for 90 – 100 million naira as of 2023 of this article. But I can bet it might not sell for even 180 million in 2 to 3 years time.

Citadel Estate Owerri is an expensive mini Estate with massive duplexes or do I call them mansionates, located on the side of World Bank around Federal Secretariat off Port-Harcourt road.
5 Bedroom Duplexes For Sale in Citadel Estate Owerri Imo State.
It is an Estate of proposed 50 Detached houses and still developing. The houses comprise of massive 5 Bedrooms Fully detached Duplex only and are built on a massive plot size of 700sqm and have 2 rooms boys quarters sitting behind each with a private garage parking and large compound space.
Properties For Sale in Citadel Estate Owerri Imo State;
The houses which are predominantly 5 – 6 bedroom Duplexes for sale in Citadel Estate Owerri were selling for 180 – 200 million naira as of 2023 of this article.
But using our professional real-estate investors foresight I don’t see it selling anything less that 300 million in the next 2 years. Because it is a small enclosed estate with little or no available building so you have to look toward a secondary seller.

19) World Bank Housing Estate Owerri.
World Bank Housing Estate Owerri is a massive Estate community designed into different layouts long ago by the Imo State Government.
World Bank Housing Estate Owerri, is shared in sections and numbered alphabetically from AREA A World Bank Owerri, AREA L World Bank Owerri, AREA M World Bank Owerri, AREA N World Bank Owerri, and a few more areas.
It is situated in Umuguma which is in Owerri West. The Estate is an open plan Estate, and every Area is allowed to set up their own security.
World Bank Housing Estate is designed to have different areas designated for Low-rise (Bungalows) and High-rise (Duplexes) buildings. The Bungalows enjoy the leverage of privacy as each person has their own private gated compound even though most of them have pretty small space.
most of the Bungalows within the Bungalow areas are old and were built by the then Government for civil servants, so recently people who still want to remain in the memorable community get to buy these old bungalows, pull the old structure down and build a new modern Bungalow.
You can find some old 3 – 4 Bedroom bungalows for sale in World bank Housing Estate Owerri at the rate of 35 – 50 million naira depending of the location and standard.
World Bank Housing Estate is a highly populated area, a very busy area where residents enjoy the commercials, supermarkets, restaurants, bars, retails, shopping plazas, eateries, saloons and more of all this located on the freeway’s major roads of this Community.
World bank has many Schools including mega Schools such as Claret Academy and also has a major Government Hospital knows as General Hospital Umuguma Owerri West.
World Bank Estate has one of the major local markets in Owerri located at Area M next to Area A.
The residents also enjoy the comfort of having 3 major mega Banks sitting within their community which are UBA Bank, First Bank and Fidelity Bank located in Area A facing Port-Harcourt Road.
World Bank roads are not so fantastic, but some Areas/Zones have better tared roads than the other.

Federal Housing Estate Owerri is just close to World Bank Housing Estate close to World Bank Last Roundabout and connecting towards Hospital Junction towards Port Harcourt Road.
This area is a fast-developing area with modern Duplexes and Flats coming up pretty fast. A major landmark is the St. Mark Catholic Church.
it is also a mixed-use property area with both residential and commercial properties for rent and for sale in Owerri, including Schools, hotels, restaurants and bars.

Imo Housing Estate Owerri comprises different sections described as Road 1 Imo Housing Estate, Road 2 Imo Housing Estate, Road 3 Imo Housing Estate, Road 4 Imo Housing Estate, Road 5 Imo Housing Estate.

Aladimma Housing Estate Owerri is an old yet well organized, serene Open Estate with good roads. located between Egbu Owerri Mbaise Road and Ikenegbu Layout.
Aladimma enjoys good ambiance as most of its developments are more of a Bungalow community. It has easy access to Town and not far to Shoprite and Relief Market. Just like World Bank Housing Estate Owerri but more serene and calm, Aladimma Estate enjoys old glory and is build to privacy for each resident.

24) Akanawu Estate Owerri.
Akanawu Estate Owerri is located just after World Bank Housing Estate at Umuguma, also in Umuguma. The estate is a mixed-use estate of residential and commercial Estate; it is well built up and has both blocks of Apartments and Duplexes.
The roads are not so fantastic but i believe they will work on it. Akanawu estate developed really fast and would’ve developed way more if the major world bank roads were very ok and with not much of flooding and bad roads.
Still developments are going up fast and property prices and land prices in Akanawu Estate are appreciating really very fast. it is a pretty broad estate with its gate facing the major roadside coming from World Bank Housing and Control.

24) Crystal City Estate Owerri.
Crystal City Estate Owerri is Located at Avu close to Avu junction off Port-Harcourt Road.
The Estate is gated with security and fast developing and a walking distance from the junction which is by Port-Harcourt Road Owerri. The estate have pretty much modern structures and the roads are not tarred though, but they area also is ok as the Estate is not so big and is very close to the Expressway.
Crystal City Estate offers big size plots of Land at a fairly expensive price, you can find Duplexes and block of Flats in this Estate with few available plots of land for sale.

26) Emmanuel Emenike Estate Owerri. EE29 Properties:
Emmanuel Emenike Estates Owerri are a number of mini-Estate known as EE29 Estates located around New Owerri towards Concord Hotel axis, World Bank Housing area and a few other areas comprising each of about 5 to 10 units of Duplexes some are small Estate of not more than 15 Duplexes in a gated compound with paved roads. as at 2023 it was under renovation and we expect our Football super star will come out with a fantastic upgrade when done. this is one of his few estates in the South East not leaving out his EE29 Hotel by Hospital Junction and EE29 mega Hospital along NAZE Road.

27) Chinelo Estate Owerri.
Chinelo Estate Owerri, as I named it is a mini gated Estate located in New Owerri off Port-Harcourt Road about 3 kilometers from Control Roundabout.
the Estate has two Phase and both totals about 50 buildings comprising of 4-bedroom Semi-Detached Duplexes and 5 Bedrooms Detached Duplexes. it is close to the main road for quick access and has a pretty good Estate roads.
The buildings are prototype and already built ready by the Developer for people who are looking for ready properties to buy and save themselves the stress of building from scratch.
28) Rochas Estate Owerri.
